Richard M. Squire, Esq. – Founder & President

Richard M. Squire, an AV-rated attorney and a graduate of Cornell University and University of Pennsylvania Law School, was previously a partner and chairman of the litigation department of a 250-attorney Philadelphia law firm. His litigation practice focused on representation of Fortune 1000 and Fortune 500 companies in complex commercial litigation, including bankruptcy. Mr. Squire has an extensive background in real estate law, having represented national and regional lenders, real estate developers, landlords and tenants, and mortgage service companies. He also has had the honor of presenting educational programs to a variety of mortgage industry conferences and individual clients.

Lucio Padron – Director of Compliance

Mr. Padron’s primary responsibility at Squire & Associates is ensuring that all files proceed in accordance with required timelines. Mr. Padron has been tasked with implementing clients’ directives in order to permit the firm to accomplish clients’ goals in a given time frame. He has the ability to analyze problems to make well thought out decisions that prevent interruptions between the staff, analyze and modify work flow in accordance with the needs of the firm and its clients, and implement new systems, policies and tasks on current processes concordantly with training and supervision of the staff. He has an additional 4 years of experience in general accounting and is highly skilled in implementing comprehensive needs assessment to help forecast demand for services and staffing. Mr. Padron also manages client’s special projects, and he interfaces with the clients’ file-level processors in order to move cases forward that require specific attention.
Patricia Miller – Director of Finance

Pat Miller has nearly 40 years experience in real estate law and in the title insurance industry. Ms. Miller managed three title insurance agencies before starting her own title company, K&D Abstract, LLC with First American Title Insurance Company. During her career, Ms. Miller has also worked for small and large law firms specializing in real estate, bankruptcy and business law where her primary functions included: conducting real estate closings, performing title searches in Pennsylvania courthouses, and maintaining Firm financial records. Upon joining Squire & Associates in 2006, Ms. Miller managed post-judgment and sheriff sale activities as well as handled title curative matters. She was quickly promoted to her current position in which she supervises the Financial Operations of the Firm. Ms. Miller earned her Paralegal Certificate from Penn State.
Bradley J. Osborne, Esq.

Bradley J. Osborne handles all aspects of foreclosure, ejectment and credit card litigation before Federal District Courts and Courts of Common Pleas in all 67 counties of the Commonwealth of Pennsylvania. Prior to joining the firm Mr. Osborne worked as the Litigation Attorney for a multi-state law firm representing national lending institutions and mortgage servicers in default servicing, mortgage foreclosure and title litigation. Mr. Osborne has also litigated a number of commercial and real estate disputes during his time at a Center City boutique real estate practice. He is published in The Legal Intelligencer and has lectured to other attorneys on matters of real estate and ethics. Mr. Osborne received his B.S. in History from S.U.N.Y. College at Brockport and his J.D., cum laude, from Western Michigan University—Cooley Law School.

Sarah K. McCaffery, Esq.

Sarah K. McCaffery handles all aspects of bankruptcy litigation in the Federal District Courts in the Eastern and Middle Districts of Pennsylvania. Prior to joining the firm, Ms. McCaffery handled foreclosure and ejectment litigation as an Associate for a multi-state law firm representing national lending institutions and mortgage servicers. Ms. McCaffery also has experience in all facets of civil collection practice and civil litigation from her time with a boutique Montgomery County firm. Ms. McCaffery received her B.S. in Criminal Justice from the University of Alabama – Birmingham, her M.P.A. in Public Management from Rutgers University and her J.D. from the Rutgers University School of Law.
